To reserve we take a 25% down payment with the balance due 90 days before check-in and there is also a refundable security deposit of $1000 due with the balance. The payment may be personal check or cashier’s check made out to:

OCCUPANCY
The premises can only accommodate 7 persons.
Maximum occupancy for the unit is strictly enforced and includes all children and babies. Guests under 25 must be accompanied by a parent or guardian.
VEHICLES
No more than three vehicles are allowed at the property
No RV or No camper are allowed at the property
PETS
RESERVATION WITH PETS UNDER 35 POUNDS require a $250 pet fee added to your rate.
Only pets under 35 pounds are allowed in the unit.
ADVANCED BOOKING
We accept bookings no more than 1 year in advance.
LENGTH OF STAY
We book monthly stays, but six months, a year, or two weeks stay may be possible.
PRICING

CLEANING
Guests should maintain premises in clean and ready to rent condition.
Trashes and recycle materials should be on the curb on Tuesday night. Trash and recycle materials pick-up is on Wednesday morning.
POOL
Pool heaters are set at 84 degrees from November 1st to April 30th but the temperature is not guaranteed during cool weather. Pools may take a few days to recover to 84 degrees after cold nights. Heat pumps will not produce any heat if the temperature falls below 55 degrees and are only set to run during daylight hours. SPAS ARE AT POOL TEMPATURE.
INTERNET
The property offers high speed internet. NO TECH SUPPORT IS PROVIDED. WIRELESS ACCESS ONLY.
CANCELLATION
If you cancel more than 90 days prior to your arrival date, your deposit will be refunded minus a $250 cancellation charge (PLUS 3% of deposit amount if payment was made via credit card). If less than 90 days, your deposit is non-refundable.
In case of emergencies, including hurricane evacuations, we recommend purchasing trip cancellation insurance from an authorized agent. Many companies offer coverage online.
HURRICANES
Trip insurance is recommended.
Should you cancel due to a hurricane, you have 3 options:
Cancel and lose your deposit.
Reschedule within 2 months and retain your deposit.
Arrive and should mandatory evacuation be necessary, we will credit the nights of evacuation.
